Market Update - May 2021



The essential travel order seems to have been taken to heart by many potential home buyers. Although the market is still red hot, there was a definite reduction in showing requests for listed property in the last two weeks of April.

Once travel restrictions are lifted, I expect there to be another surge of buyers heading our way. If you are on the fence about buying, the next few weeks may be your best opportunity for a while.  

Notwithstanding the above, we are still very much in a Sellers' market. Here are the numbers for April and this year to date.

APRIL YEAR-OVER-YEAR (YOY)

  • April 2020 saw 31 total sales: 20 of them were single-family detached and the average price of those homes was $816,000. The average time on market was 58 days, and the total dollar volume of sales was $38,309,000.
  • APRIL 2021 had 135 total sales: 68 of them were single-family detached houses with the average price of those homes being $1,003,000. The average time on market has been 10 days, and the total dollar volume of sales was $119,100,000.

YEAR TO DATE - YOY

  • From January 1 to end of April 2020 saw 176 total sales: 99 of them were single-family detached, and the average price of those homes was $709,000. The average time on market was 52 days, and the total dollar volume of sales was $127,865,000.
  • From January 1 to end of April 2021 had 515 total sales: 241 of them were single-family detached houses with the average price of those homes being $981,000. The average time on market has been 15 days, and the total dollar volume of sales was $415,757,000.

CURRENT DETACHED HOME INVENTORY LEVEL(S)

  • Gibsons – 44 homes for sale; 22 of them under $1M
  • Roberts creek – 12 homes for sale; 3 under $1M
  • Sechelt – 57 homes for sale; 27 under $1M
  • Halfmoon Bay – 23 homes for sale; 7 under $1M
  • Pender Harbour – 22 homes for sale; 10 under $1M
  • TOTAL INVENTORY – 158 detached homes listed; 69 under $1M
